الحصول على الإقامة الدائمة من خلال الاستثمار في اليونان  “الفيزا الذهبية” اليونانية

أطلق برنامج الإقامة الدائمة في اليونان من خلال الاستثمار (تصريح الإقامة الذهبي) في عام 2013 لانعاش الاقتصاد ما بعد الأزمة المالية في البلاد عام 2008. يستهدف هذا البرنامج الأفراد الذين يرغبون في الاستثمار في سوق العقارات اليوناني مقابل الحصول على الإقامة الدائمة (تأشيرة الإقامة أو الفيزا) اليونانية.

متطلبات برنامج الفيزا الذهبية

  • أن يكون المتقدم مواطن من خارج الاتحاد الأوروبي.
  • أن يكون المتقدم قد أتم الثامن عشر (18) من عمره.
  • أن يكون المتقدم قد دخل اليونان قانونيا أو سكن في اليونان بأي نوع تأشيرة.
  • على المتقدم القيام باستثمار بقيمة 250,000 يورو كحد أدنى في العقارات (أقل مبلغ استثمار في أوروبا).
  • على المتقدم أن يبرز برهان ملكية عقار طوال فترة الاقامة في اليونان   .

ميزات البرنامج

  • الاقامة الدائمة لفترة خمس سنوات قابلة للتجديد لمدى العمر.
  • يمكن ضم الزوج(ة)، الأطفال الى حد سن الثامن عشر(18)، بالاضافة الى والدي مقدم الطلب والزوج (ة) المعالين ضمن طلب واحد.
  • حرية السفر والتنقل بدون تأشيرة ضمن منطقة شنغن
  • لا يوجد متطلبات بخصوص الإقامة الفعلية للحصول على الإقامة الدائمة. فلا حاجة للبقاء المستمر في اليونان للمحافظة على الإقامة وما يترتب عليها.
  • باستطاعة المقيمين العيش، العمل والدراسة في أي منطقة في اليونان.
  • يمكن الحصول على الجنسية بعد فترة سبع سنوات من الحصول على الاقامة
  • أرخص برنامج للحصول على الاقامة من خلال الاستثمار في العقارات في أوروبا .( أقل من قيمة الاستثمارات المطلوبة في دول أوروبية أخرى)
  • وقت معالجة طلب الاقامة خلال شهرين.

خيار الاستثمار في العقارات*

  • القيام باستثمار بقيمة لا تقل عن 250,000 يورو في عقار سكني، أو
  • تسجيل عقد ايجار لمدة لا تقل عن 10 سنوات في الاقامة في الفنادق أو غيرها من المساكن السياحية المفروشة. يجب أن يتطلب العقد دفعة واحدة كاملة لمدة الأجار مع استثمار لا يقل عن 250,000 يورو، أو
  • امضاء عقد مشاركة ملكية باستثمار لا يقل عن 250,000 يورو.

*يجب الحفاظ على الاستثمارات طوال فترة الاقامة. اعادة بيع العقار لمواطن من خارج الاتحاد الأوروبي يخول المشتري الجديد بالتقديم للحصول على الاقامة بينما اقامة البائع تسحب.

  1.  هل أنا ملزم بالإقامة الفعلية في اليونان لأحافظ على تأشيرة الإقامة؟

كلا، لا يوجد متطلبات للاقامة في اليونان. طالما أن الاستثمار في العقار ما يزال قائما, بامكانك أنت و عائلتك العيش خارج اليونان والاحتفاظ بالاقامة اليونانية.

  1. هل بامكاني تأجير العقار الخاص بي؟

نعم، يتم منح أصحاب الأملاك إمكانية تأجير عقاراتهم من خلال هذا البرنامج

  1. أين بامكاني اعادة بيع العقار؟

بما أنه يجب الابقاء على العقار طوال فترة الإقامة الخاص بك، إذا اخترت أن تبيع الممتلكات الخاصة بك، سيتم إلغاء إقامتك. بالنسبة لأولئك الذين يرغبون في التنازل عن الإقامة، يمكن بيع ممتلكاتهم في أي وقت.
